What Changed

A year ago new homes in Tbilisi cost 5.9% less. In the third quarter of 2026 the index rose by another 1.5% on the previous quarter, with flats up 1.2% and detached houses up 2.7%.

The National Statistics Office of Georgia (Geostat) published its residential property price index for the third quarter of 2026 on 23 October. Prices of new homes in Tbilisi rose by 1.5% on the second quarter and by 5.9% on the third quarter of 2025.

Flats and houses

The index covers only new buildings in Tbilisi and is calculated in lari. Over the year, new flats became 5.6% more expensive and detached houses 7.0%. Over the quarter, flat prices rose by 1.2% and house prices by 2.7%.

Consumer prices in Georgia grew at the same pace, with annual inflation at 5.6% in September. Adjusted for inflation, new flats in the capital have barely become more expensive over the year.

Prices by district

Geostat also publishes the median price per square metre in new buildings for each district. These are asking prices taken from sale listings, not the prices of completed deals.

Condition of the flat

New flats in Georgia are sold in three conditions, and Geostat tracks the price of each. Black frame means bare walls, white frame means a flat ready for finishing, and green frame means a flat with a finished renovation.

Over the year, white frame flats rose by about 8%, while black frame flats became slightly cheaper. Many of these flats are sold before the building is finished. When buying off-plan in Georgia, check the developer before you pay a deposit.

What it means for buyers

If you plan to buy a new flat in Tbilisi, a budget calculated a year ago now falls about 6% short. Detached houses rose faster than flats, and buying a house or land in Georgia as a foreigner comes with its own rules.

The index covers only new buildings in Tbilisi, so it does not show prices in Batumi, Kutaisi or on the secondary market.
